Do I need MTD software if I only have one rental property?

It depends on your gross income, not the property count. If your combined rental and self-employment income before expenses is over £50,000 you are already required to comply; the threshold falls to £30,000 in April 2027 and £20,000 in April 2028 — which brings most single-property landlords into scope.

What happens if I just keep using a spreadsheet?

A spreadsheet alone no longer satisfies HMRC. Records must be digital and quarterly updates must be sent through software. Late submissions earn penalty points, and at four points you receive a £200 fine.

When are the quarterly deadlines?

The quarters follow the UK tax year: 6 April, 6 July, 6 October and 6 January. Each update is due by the 7th of the following month — 7 August, 7 November, 7 February and 7 May.

Can I still deduct my mortgage interest?

Not as an expense. Under Section 24, individual landlords receive a 20% basic-rate tax credit on finance costs instead. MTDFox tracks mortgage interest separately and applies the credit correctly in its estimates.
